Application Process


It may take 3-5 business days to process your application. Please provide all requested information as promptly as possible.


Every adult (18+ years) intending to live in one of our homes must submit a separate application. For example, if you’re two adults moving into a home, you both must fill out a separate application. We will group them together once they’re submitted.


  • We do not accept reusable or portable screening reports.


  • We require a copy of your government issued I.D. and we may request proof of your social security number.


  • We do not accept "Co-Signers" income in place of income for a primary applicant

A FEW Basic Requirements

    ● Your gross income must be at least three (3) times the monthly rent or net income must be two-and-a-half (2.5) times the monthly rent. You must provide verifiable proof of income.


    ● You must provide sufficient proof of your residential history and responsibilities. This residential history must be verifiable by a legal contract, such as a lease, including the contact information of and permission to contact the landlord or property management company you signed the lease with. Simply providing the name and phone number of a friend, family member or private individual you lived with will not be sufficient.


    ● You must have a credit score of at least 600+ and no accounts in collections.

    Incomplete application



    Any evidence that an applicant has lied on the application



    Credit score of less than 600



    Open bankruptcy and/or Bankruptcy dismissed or discharged within the past 12 months



    Judgment or collection



    Foreclosure in the past 12 months



    Past due mortgage



    Unpaid Tax lien



    Unpaid utility bill or significant history or unpaid utility bills



    Failure to disclose ownership/possession of animals



    Eviction filed the past 36 months and/or Eviction pending



    Inconsistency between information given and information gathered



    Judgment or collection for unpaid rent, including history thereof

    Judgment or collection for damage to rental unit, including history thereof



    Employment for less than 12 months with current employer or 1 year in the same or similar field of work



    Unverifiable employment



    Unverifiable rental history



    Less than 24 months rental history



    Unfulfilled lease obligation(s)



    Current or past balance owing for deposit, rent, fees or damages



    1 or more late payments within a 12-month period



    1 or more NSF payments in a 12-month period

Landlord will review criminal records on a case-by-case basis considering the nature and severity of the criminal conviction and the amount of time that has passed since the criminal activity. You may be denied for a criminal conviction within the last seven years. This includes crimes of violence, crimes against a person(s) or property, crimes involving the possession, manufacturing, use, sale or distribution of illegal drugs or crimes involving breach of trust.


In the City of Tacoma, at the time of rental application, the landlord must provide the tenant with the following website along with written rental criteria. Tenants will be able to access information about code violations, findings on discrimination cases, and register to vote. www.cityoftacoma.org/rentalhousingcode.


For City of Tacoma renters, when a rental agreement or lease is offered, the landlord must provide the tenant with a written copy of the summaries of rights and responsibilities prepared by the City. This information must also be provided to existing tenants within thirty (30) days of being made available by the City of Tacoma. The initial distribution of information to tenants must be in written form and landlords must obtain tenant’s signature documenting receipt of such information.
